Strategy & vision

his project is to build Specialist Disability Accommodation (SDA) Villas in the Toowoomba suburb of Wilsonton.

Wilsonton is a suburb, located approximately 5 kilometres northeast of the Toowoomba central business district, located approximately 133 kilometres west of Brisbane. The site is currently comprised of 2 vacant allotment situated on the eastern side of Berry Street.

The project will comprise 2 detached dwellings, each with a detached villa situated to the rear of the dwelling. Each dwelling will comprise 3 bedrooms (each with an ensuite and including an onsite overnight assistance (OOA) room (with an ensuite), lounge, kitchen, dining, and laundry and each villa will comprise a bedroom (with an ensuite), kitchen and lounge. Each dwelling and villa will be constructed to the National Disability
Insurance Scheme (NDIS) design standard of high physical support.

Current demand for SDA in Toowoomba is outstripping supply, with more than 150 NDIS participants expected to be seeking appropriate SDA housing in the future according to the NDIS Demand tracker.

Exit strategy

The borrower will be selling the project on completion, with an agreement in place to exit with financial services and wealth management group Australian Unity.
