Strategy and vision

Developer Brayden Schmidt is renovating one existing house (2 bed, 1.5 bath and single carport) and building a new house (4 bed, 2.5 bath, with single garage) on a 651 sqm lot in Reservoir. Once completed the block will be subdivided providing 2 torrens titled residences.

Reservoir is located approximately 13 kilometres north of the Melbourne CBD. The project’s location is ideally situated offering excellent access to local amenities, including nearby parks, Latrobe University, schools, and shopping centres (e.g. Northland Shopping Centre), making it highly appealing to prospective buyers. Reservoir’s proximity to public transport options, including Reservoir and Ruthven train stations and bus routes, ensures convenient connectivity to Melbourne’s CBD and surrounding areas. The area’s mature community, diverse locale, and ongoing infrastructure improvements contribute to its strong growth potential, making this location attractive to buyers.

Based on the demographics in the area and amenities available to the project’s location, we believe demand for the types of houses being renovated and built is favourable.

Exit strategy

Both houses will be sold upon completion. No pre-sales were required to commence the loan facility. A sales campaign will soon commence – Q3/Q4 2025 – with construction already partly completed. The loan facility allows for a 3 month sales period. The current median days on market for Reservoir is 51 days with >7,000 interest home buyers for houses (July 2025 – realestate.com.au).

The borrower and project team

The developer Brayden Schmidt brings solid experience in construction, real estate sales, development, and investment. With a background spanning over two decades, he has worked across trades such as bricklaying, carpentry, electrical, mechanical, and concreting and is a licensed builder. He currently is actively involved in property management, sales, marketing, and business development, including roles as an auctioneer. His track record includes several successful property renovations and small development projects, making him capable to manage this small project.

The developer has passed our financial underwriting and credit checks.
