This project is to build 4 Specialist Disability Accommodation (SDA) villas in Rockville.
Current demand for SDA is outstripping supply, with more than 150 NDIS participants expected to be in or looking for these properties in the coming years.
Rockville is a suburb located in the city of Toowoomba, Queensland, Australia. Toowoomba is known as the “Garden City” and is situated on the Darling Downs, approximately 125 kilometers west of Brisbane. Rockville. Rockville is situated to the northwest of Toowoomba’s central business district and offers a range of amenities and services to its residents. The suburb is known for its family-friendly atmosphere and proximity to schools, parks, and shopping centers. Like much of Toowoomba, Rockville benefits from the city’s well-regarded educational institutions and healthcare facilities.
The subject site is 12 min drive to Toowoomba Hospital and 3 min drive to St Andrews Hospital
There are a total of 4 townhouses, each 3 bedroom, with one of the rooms being an Onsite, Overnight, Assistance (OOA). The project has 10 car spaces. The development will target – 8 participants – 4x High Physical Support, 2x Robust and 2x Fully Accessible. The borrower is working with Aruma as the Supported Independent Living provider for this project.
Exit strategy
The borrower will be refinancing with a long term lender at the completion of the project.

Previous experience includes 2x completed SDA deals in Toowoomba. They have a vision to deliver $144m in the SDA space in 10 years.
